Your counselor will review your current income, expenses, assets and liabilities to determine your current financial stability.  Your counselor will also review your current mortgage and discuss options such as refinance, loan modification, home repair loans and reverse mortgage.


Once you understand your current financial situation and your options, your counselor will help you set and achieve your financial goals whether that means applying for a home repair loan, reverse mortgage or loan modification or simply developing a spending plan that works with your fixed income.


NHS can review your current insurance policy and make sure you are adequately insured to protect you from unexpected expenses such as fire, theft and long term care. We will solicit competitive quotes from our many insurance partners to help you get the best deal.


NHS will educate you to protect yourself from identity theft, predatory loans, and loan modification scams.  If you need to repair or renovate your home, our Construction Services staff will protect you from contractor abuse and help you get a fair quote.


NHS offers HUD-certified Reverse Mortgage Counseling to help you understand the advantages and the disadvantages of a Reverse Mortgage so that you and your family can determine whether it is right for you. With a reverse mortgage, you can turn the value of your home into cash without having to move or repay a loan each month. Reverse mortgages are increasing in popularity with seniors who have equity in their homes and want to supplement their income. However, it is important that you understand the terms of the mortgage including the fees and the responsibilities of your heirs. The only reverse mortgage insured by the U.S. Federal Government is called a Home Equity Conversion Mortgage or HECM, and is only available through an FHA approved lender. Counseling by an approved agency such as NHS is required for all HECM loans.
